Buy a property that maximizes ministry.

Start with ministry vision before square footage, location, or price. Define the ministry problem the property needs to solve.

Evaluate the total cost of occupancy, including purchase price, debt service, renovations, furniture, utilities, maintenance, insurance, and future capital needs.

Identify the spaces and functions that are essential today and those that may be needed as the church grows.

Consider where your congregation lives, the community you are called to serve, visibility, access, demographics, and future growth patterns.

Confirm zoning and land-use requirements before committing to a property. Understand any special-use permit, rezoning, or approval process that may be required.

Do not look only at the city's minimum parking requirement. Evaluate how the site will actually function during worship services, children's ministry, weekday activities, and special events.

Estimate renovations, code upgrades, accessibility improvements, technology, furniture, signage, site work, and other costs before determining whether the property is truly affordable.

Evaluate title, survey, zoning, environmental conditions, building systems, roof, structure, HVAC, fire protection, accessibility, utilities, drainage, parking, traffic, and future expansion.

Think beyond closing. Consider financing, construction, renovation, temporary space, the sale of an existing property, leasebacks, and the timing of ministry relocation.

Clarify the roles of staff, elders, trustees, boards, committees, and the congregation. Review governing documents before negotiations become time sensitive.

Before making a real estate decision, define the ministry goal, understand the financial and market context, identify the problems that must be solved, and compare your options.
