Sell with clarity.

Define the ministry reason first. Are you relocating, right sizing, reducing debt, unlocking equity, merging, closing, or repositioning property to better support the mission?

Evaluate value from multiple perspectives, including another church, a school or nonprofit, an investor, and a developer. The existing building and the underlying land may have different values to different buyers.

Understanding the likely buyer pool affects pricing, marketing, timing, property preparation, and the structure of the transaction.

Do not assume one buyer category is automatically the best stewardship outcome. Compare price, terms, timing, certainty, and ministry impact.

Review title, survey, zoning, deferred maintenance, property condition, governing documents, decision authority, and any restrictions that could affect a sale.

Invest selectively. Some repairs improve marketability or remove obstacles, while others may provide little return if the buyer plans to renovate or redevelop.

Church properties can require a specialized buyer and longer timelines. Pricing, zoning, financing, property condition, and redevelopment approvals can all affect timing.

Compare earnest money, due diligence, financing contingencies, zoning contingencies, closing timeline, leaseback provisions, and certainty of closing. The highest offer is not always the best offer.

Develop the transition plan before signing a contract. You may need a leaseback, temporary facility, coordinated acquisition, construction period, or phased ministry move.

Plan communication around mission, stewardship, and the reason for the change. Be clear about what has been decided, what remains under consideration, and what approvals are required.

Before making a real estate decision, define the ministry goal, understand the financial and market context, identify the problems that must be solved, and compare your options.
